Transparency as a directly influential element of democracy, is the sole door to the ultimacy of governmental accountability at the hands of the public, for the purposes of mitigating corruption. FACADE – RE VAMPED LUXFER GLASS SYSTEM

THE LUXFER GLASS SYSTEM THROUGHOUT THE BUILDING IS CONSTRUCTED BY A NUMBER OF OVERLAPPING FACADE PANELS WITH DETAILING GLASS PANELS DISPLACED THROUGHOUT. REFER TO LUXFER GLASS DETAILS FOR THE SPECIFIC WORKING OF THE SYSTEM-THIS SYSTEM IS TO BE DOCUMENTED IN FULL FOR ASSESSMENT 02.

FIRE ESCAPES – TO THE AUSTRALIAN STANDARDS & BCA

EXITS TRAVEL DISTANCES & LOCATIONS OF PROPOSED EXITS WOULD APPEAR TO INDICATE THE DEEMED TO SATISFY REQUIREMENTS OF THE TERMS OF TRAVEL DISTANCES FOR A CLASS 9 BUILDING BEING: 20m TO A SINGLE EXIT OR POINT OF CHOICE WHERE TWO EXITS ARE PROVIDED & A MAX OF 40m TO ONE OF THOSE EXITS.

STRUCTURE – RE DESIGNED STRUCTURAL CORE

THE STRUCTURAL CORE USED IN THE DESIGN PROPOSAL COMBINES MULTIPLE USES. ON THE OUTER SIDES WHERE FIRE ESCAPES ARE REQUIRED THE BUILDINGS MAIN STRUCTURE IS FOUND THROUGH THE FIRE ESCAPE WALLS WHICH RUN DIRECT UP THE BUILDING FROM THE BASEMENT. COMBINED WITH THE RE DESIGNED STRUCTURAL SYSTEM THE BUILDING IS STRUCTURAL SOUND. REFER TO STRUCTURAL DRAWINGS FOR MORE INFO.

CORE – BUILDING SERVICES

THE BUILDING ITSELF WAS DESIGNED AROUND THE CORE WITH THE SPECIFIC INTENT OF PROVIDING A SMART & EFFICIENT DESIGN WITH RISERS LOCATED IN THIS AREA & ALL BUILDING PLUMBING WORKS BEING LOCATED UNDER EACH OTHER, THERE WILL BE LESS STRAIN ON THE SLAB WHERE PENETRATIONS ARE REQUIRED. REFER TO SERVICE DRAWINGS FOR CORE SERVICES RISERS.

Through his experience in buildings services & sub consultant co-ordination Nicholas understands the importance of building service planning in the schematic phase of design. Nicholas has a passion for biophilic design & the integration of green space in the built environment & its effect on phycology. Living & working on the Sunshine coast has exposed Nic to a costal approach to Architectural design, documentation & urban planning.
